Ways a reverse mortgage can help.

Replace Your Mortgage Payment

Pay off your existing mortgage with the reverse mortgage, and you no longer have a required monthly mortgage payment.* More of your income stays in your pocket.

Retirement Income from Your Equity

Take monthly payments, a line of credit, a lump sum, or a mix. Proceeds are generally not considered taxable income.*

A Growing Line of Credit

An unused reverse mortgage line of credit can grow over time, giving you a cushion for health care, home repairs, or the unexpected.

Buy Your Next Home

A reverse mortgage for purchase can help you right-size into a home that fits retirement, without adding a monthly mortgage payment.*

What to know

Built-in protections for you and your family.

You keep the title. Your home stays yours. The loan becomes due when the last borrower sells, moves out permanently, or passes away.

Your heirs are protected. Because the loan is federally insured, you and your heirs will generally never owe more than the home is worth when it's sold. Heirs can keep the home by paying off the loan or sell it and keep any remaining equity.

You stay responsible for the home. You'll continue to pay property taxes, homeowners insurance, and any HOA dues, and keep the home in good repair.

It fits into the bigger picture. We coordinate your reverse mortgage with your insurance and estate plan, so your equity works for you and the people you love.

*Borrower must be 62 or older, live in the home as a primary residence, and continue to pay property taxes, homeowners insurance, and any HOA dues, and maintain the home. The loan balance grows over time and becomes due when the last borrower leaves the home. Proceeds are generally not considered taxable income; consult a tax advisor. How it works

  • A no-pressure conversation. We look at your goals, your home, and whether a reverse mortgage fits.
  • Independent counseling. Federal rules require a session with a HUD-approved counselor, so you can decide with confidence.
  • Choose how you receive funds. Monthly payments, a line of credit, a lump sum, or a combination.
